We understand that high-end finishes like new flooring and cabinetry are worthless if they are destroyed by a plumbing leak or water damage a few months later. That is why we prioritize the expensive, invisible systems first. We ensure the house functions perfectly and passes independent third-party inspections so you don't have to worry about expensive surprises later.
Here is how we future-proof your investment.

Electrical Systems
Old wiring is the number one safety hazard in real estate. We simply don't mess around with outdated systems like Knob & Tube. We bring the wiring up to modern standards to ensure your property is safe, insurable, and ready for modern electronics. We replace outdated wiring with modern copper (Romex) cabling. We ensure outlets are grounded as required - no "open grounds" that fail inspections. In addition, we install updated electrical panels with clear labeling. We make sure there are no "double-tapped" breakers (overcrowded wires) that can cause overheating. To keep tenants safe, we install Ground Fault Circuit Interrupter (GFCI) outlets in all "wet" areas - kitchens, bathrooms, laundry rooms, and basements. After rough-ins are completed, we install all light fixtures new throughout the house, e.g. LED lights throughout.

Plumbing Systems
Water is an investor’s biggest enemy. Our plumbing overhaul is designed to ensure water stays exactly where it belongs.

New Supply Lines: We replace old, corroded galvanized pipes with modern PEX piping. PEX is flexible, resistant to freezing, and doesn't corrode like the old metal pipes did.

Flow & Drainage: We upgrade drain lines to PVC to ensure smooth flow. We make sure sinks have the proper "P-trap" venting to prevent sewer smells and clogs.

Brand New Water Heaters: We install a brand new water heater if the existing one is more than 5 years old. We ensure it is properly strapped, securely vented, and equipped with a Temperature Pressure Relief (TPR) safety valve extension that runs safely to the floor.

New Fixtures & Inspection: We install brand new plumbing fixtures throughout the house—toilets, sinks, and faucets. Every single fixture is tested to ensure it passes third-party independent inspections.

The Roof & Water Protection
Roofs are the first line of defense against rain, snow, and other precipitation, preventing leaks and water damage that can compromise a home's structure, leading to mold growth, rot, and costly repairs. While many rehabbers save money by simply adding a new layer of shingles over the old ones (no matter how many layers are already there), or simply patching and painting, we don’t cut corners. We install a brand new roof if they’re more than 5 years old, or weren't installed properly by the previous owner, or they were damaged. This increases our costs, but it ensures we aren't hiding rot or simply delaying the maintenance.
We install complete new gutter systems. Crucially, we add downspout extensions that route water 4-6 feet away from the house, an aspect that is usually missed but can cause future water damages to a house’s foundation. We also repair siding and seal up soffits to keep pests out, and caulk gaps where siding meets windows or stone to create a thermal barrier.

Foundation
Framing & Walls
Many renovators just patch holes and paint over 100-year-old plaster. We take a much deeper approach to ensure a truly fresh start.

We usually strip the interior walls down to the bare studs. This allows us to uncover and fix any hidden issues inside the walls rather than covering them up.

We hang brand new drywall, apply primer, and finish it with new paint. This eliminates the risk of old plaster cracking or peeling.

Whenever we add square footage to a home, the framing is 100% brand new lumber, built to modern standards.

Durable High-End Finishings
This is where we make the house "tenant-proof" but also beautiful. We use high-end materials that are tough enough to withstand daily.

Ceramic Tiles: We skip the cheap laminate in wet areas. We install ceramic tile floors and tub surrounds because they are waterproof, easy to clean, and last forever.

Granite Kitchens: We install new granite countertops. They resist heat and scratches, and they instantly elevate the look of the home. We also install backsplash in the kitchens to all houses.

Safety Details: We take care of the little things inspectors look for - like installing anti-tip brackets on stoves, handrails on all staircases, and safety stops on windows.









The Final Step: A 5-Layer Quality Control Process
This is another big difference between us and other rehabbers. Many sellers cross their fingers and hope nobody looks too closely at their work before the sales. We actively hunt for problems, as this in fact aligns with our interests. Every property goes through a 5-layer inspection chain before we consider the job done:

General Contractor Inspection: The builder verifies their own work.

Project Manager Inspection: Our internal PM audits the GC against our scope of work.

Leasing Agent Inspection: Before marketing, our leasing team walks the unit to ensure it meets the cosmetic standards required to attract top-tier tenants.

Independent Third-Party Inspection: We hire an external, unbiased home inspector, and proactively fix issues they report in the inspection report.

The Tenant "Live-In" Test: This is our final line of defense. You can never know a home 100% until it is lived in. Instead of fearing tenant complaints, we ask them to be picky. We instruct our new tenants to live in the home for 10 days and compile a list of any issues they find (unless it's an emergency, which we fix immediately). We want them to tell us if a door sticks or a drain is slow.

We do this so that by the end of that first month, we can all agree the home is proper. This rigorous process saves money for everyone by fixing issues while our renovation team is still accessible, rather than waiting for expensive service calls down the road.
